If the planning commission endorses these developments, they will then be presented to the Lexington County Council for final approval. This two-step process is typical for large-scale developments in the area.

The developer behind the Valley Crest project, Scott Morrison, is in the final stages of finalizing the land acquisition for the new homes. In contrast, Terra Pines is being developed by the Power Engineering Company based in West Columbia, which recently acquired the land for $675,000 in early May.

The proposed developments signify a broader trend of growth in southeastern Lexington County, where housing developments have surged in 2025. This year alone has seen at least two additional subdivisions either proposed or approved in the region, including a nearly 200-home development sanctioned along Edmund Highway.
